Description We are on the lookout for a meticulous Property Administrator, ideally with a background in Real Estate Property/Facilities Management. The role is based in Alexandria, Virginia, and offers a short term contract employment opportunity. The key focus of this role is to ensure seamless operations of assigned properties, including lease administration, preventive maintenance, and property inspections.

Responsibilities:

• Oversee the completion of supporting tasks such as turnover repairs and preventive maintenance in a timely manner.

• Verify building amenities pricing set by Leasing Associate by conducting market research and competitor analysis.

• Keep informed about new developments or redevelopments within the market and build relationships with local business organizations to gain additional market information.

• Approve all recommended concessions based on current market conditions or limitations.

• Work closely with the Leasing Associate to ensure all renewals or new leases meet or exceed the approved Unit Pricing.

• Track actual collection of rent to ensure timely payment and to avoid excessive delinquent rent balances.

• Ensure lease terms are correct before all residential leases are executed by any resident.

• Ensure all building operating systems such as elevators, boilers, central plant cooling systems are placed on corporate approved preventive maintenance agreement.

• Monitor and control the property(s)’ expenditures in accordance with approved budgets and provide recommendations for deferring or capitalizing work as required.

• Conduct property inspections at least once a month to ensure the overall appearance, exterior lighting condition, cleanliness and maintenance of the property’s common areas with approved vendors and provide Corporate a monthly inspection report.

Skills:

• Proficiency in Yardi and Yardi Property Management

• Strong knowledge in Property Management, Property Management Accounting, Commercial Property Management, Residential Property Management. Requirements • Demonstrated proficiency in Yardi and Yardi Property Management software.

• Extensive experience in both residential and commercial property management.

• Proven skills in property management accounting with a focus on accuracy and efficiency.

• Familiarity with the operational aspects of real estate property and facilities management.

• Ability to multitask, prioritize, and manage time effectively in a fast-paced environment.

• Strong communication and interpersonal skills, with the ability to interact effectively with all levels of the organization.

• Proven problem-solving skills with the ability to resolve property-related issues effectively.

• Demonstrated commitment to providing excellent customer service to property tenants and clients.

• Solid understanding of real estate laws and regulations related to property management.

• Strong organizational skills, with the ability to maintain accurate records and files.

• Willingness to stay updated with the latest trends and best practices in the real estate industry.

• Ability to work independently as well as part of a team.
