We are seeking a qualified candidate for the position of Facilities Manager. The selected candidate will be primarily responsible for developing the scope and criteria for, and overseeing the implementation of, major capital improvement projects across an 18 million square foot portfolio of office, industrial and retail assets. The selected candidate will also be responsible for overseeing the maintenance and upkeep of major building systems and infrastructure across the portfolio, for providing technical expertise and supervision where needed, for preparing repair v. replacement analyses, for overseeing the portfolio’s technology applications and resource requirements, for directing and supervising outside vendors and for ensuring that all capital improvement projects are completed on time, on budget and in compliance with all municipal requirements. The selected candidate may also be requested to perform due diligence on prospective portfolio acquisitions and to go before zoning boards and city council to request variances or development approvals.

Responsibilities:

  • Gathering and analyzing data, blueprints, and reports.

  • Determining facility and equipment specifications.

  • Analyzing project costs and preparing budgets.

  • Designing and overseeing the implementation of facility expansion, layout, systems and quality controls.

  • Evaluating operational systems and facility infrastructure to ascertain and improve operational efficiencies.

  • Developing capital improvement projects and negotiating associated contracts.

  • Planning and coordinating infrastructure and equipment maintenance schedules and activities.

  • Coordinating and overseeing contractors performing maintenance/project activities.

  • Ensuring compliance with relevant regulations, building codes, and health and safety standards.

  • Preparing reports and compliance documentation.

  • Working alongside Property Managers to ensure that the properties are operating effectively and that all initiatives are completed timely and consistently across the portfolio.

    Qualifications:

  • Bachelor's degree in mechanical or industrial engineering.

  • 5+ years of experience as facilities engineer or in a similar role.

  • Experience in all aspects of physical maintenance including but not limited to: asphalt, concrete, roofing systems, HVAC systems, remote systems management, primary/secondary utility services, elevators, security/entry systems, building signage etc.

  • Team leadership and construction management experience.

  • Knowledge of relevant regulations and building codes.

  • Troubleshooting and problem-solving skills.

  • Project management skills.

  • Good verbal and written communication skills.

  • Proactive thinker with excellent execution skills and a leadership mentality.

  • Excellent work ethic with strong verbal/written skills and professional demeanor.
