The Client is a multinational conglomerate who is a market leader in providing building solutions and infrastructure development. The Assistant Transaction Manager will be responsible for providing support on ongoing management of real estate transaction activities, encompassing offices & industrial units across the SEA and Pacific regions. Prepares, recommends, and implements a portfolio-wide transaction strategy. Coordinates field resources and other stakeholders or self-performs in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, early lease termination and more.
The roles are dedicated to the APAC team and will provide support in three key areas:
Transactional Operations (internal and external reporting, fee forecasting, financial analysis, financial approval, and portfolio analysis),
Transaction Manager backup work with the Transaction Manager on activities in their Region, ready to take on part of the portfolio.
Governance (system utilisation both client and CBRE systems)
The primary focus is on the transaction management activity, but it will involve contacts with the other service lines, within the APAC region and beyond.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Assist in implementing real estate plans with an understanding of the client's strategic real estate goals. Assist with project initiation and scope definition, prioritisation of assignments, and adherence to client-driven priorities, commitments and governance.
Coordinate field broker selection and other required resources or self-performs, subject matter experts, and business partners. If necessary, facilitate client review and approval of proposed team resources for the purpose of transaction execution.
EDUCATION and EXPERIENCE
Bachelor’s Degree or equivalent
Degree in Real Estate, Facilities Management, Engineering or related discipline
3+ years in the real estate industry
Account/client management skill
Excellent communication (verbal & written), presentation and negotiation skills, diplomatic but assertive
Proactively managing customer relationships
An analytical mindset with problem-solving skills
Commercial acumen
Multi-tasking and sensitive to cross-cultural exposures
Organizing and prioritising a large and varied workload
Account managing / planning
Financial analysis / modelling
Proficient in MS Office (Excel, Power Point , Word etc.). Proficient with Excel (needs to manage, analyse and present data using Excel)
Ability to respond effectively to highly sensitive issues.
Ability to enable client’s decision making by providing relevant information decks .
Ability to motivate and negotiate effectively with key employees, management, and client groups to take desired action.
Must be able to act as the client’s spokesperson and lead the dialogue with landlords/ 3rd parties.
Ability to write reports and articles using a clear and comprehensive style.
Fluency in English. Preference to have working level Mandarin and Malay language skills.
Understands how to prepare, review, analyse, and interpret financial analysis including P&L and cash flow projections, NPV (net present value), and/or IRR (internal rate of return) to enable clients to make more informed decisions.
