JOB REQUIREMENTS: POSITION PURPOSE: Under the direction of the Facility Manager, this position shall be responsible for the maintenance and operation of HVAC equipment, building automation system, general maintenance of buildings, plumbing repair, electrical repair, and minor carpentry. This position covers inspection, maintenance, repairs, and operations of city owned buildings. Overtime is mandatory. Employee will be required to work extra hours or change hours to cover operational and schedule needs. This includes taking part in a Sunday split-shift team rotation. ESSENTIAL DUTIES: Operates and maintains mechanical equipment, such as hydronic boilers, steam boilers, air compressors, variable frequency drives, generators, motors, chillers, cooling towers and air handlers, air conditioning, thermostats, and related items. Repairs and maintenance of HVAC / mechanical equipment, plumbing, electrical, carpentry, building finishing, and building envelope. Performs preventative maintenance: Inspects equipment, provides adjustment, cleaning, lubrication and filter and belt change. Operates and maintains high and low voltage controls including three phase equipment. Reads various meters and gauges at specified intervals and records data to verify operating conditions. Maintains equipment by any of the following procedures which may include the tightening of fittings, repacking bearings, replacing gaskets, checking and adjusting belts, fitting pipe, troubleshooting, replacing motors, fitting pipe, valves, gauges or other required component parts using hand and power tools Uses chemistry kits to analyze boiler and chiller water treatment. Adjusts manual / pneumatic and digital controls to bring equipment into recommended or prescribed operating range. Ability to read blueprints. Performs custodial duties and snow removal as required or assigned. Helps with pest control efforts including enforcing the depredation permit issued by the Fish and Wildlife service. Conducts building rounds and stocks restrooms as programmed. Operates a fork truck / receives deliveries. Driving municipal vehicles. Performs wall repair and painting. Moves furniture and office equipment as needed. Maintain an acceptable and reliable attendance record. Ability to understand and follow oral and written instructions. Ability to work independently and as a team member in a safe manner, while observing proper safety procedures. ASSOCIATED DUTIES: Ability to operate a Personal Computer and Windows based programs including, but not limited to email and building automation systems. Perform related tasks as assigned by supervision. SPECIAL REQUIREMENTS: None. PHYSICAL DEMANDS OF THE POSITION: Ability to engage in strenuous physical activity including, but not limited to, stooping, standing, bending, climbing, etc. Ability to lift 50 lbs. Must have good dexterity and be in good physical condition. ENVIRONMENTAL/WORKING CONDITIONS OF THE POSITION: Exposure to loud noises, extreme heat, extreme cool, aggressive chemicals, dust, insulation, various heights, work on ladders, work on roof tops, outdoor weather conditions and exposure to sanitation equipment. EQUIPMENT USED: Municipal vehicles, drill press, metal saws, various power tools, mechanic\'s hand tools, HVAC tools/equipment, plumber\'s and carpenter\'s hand tools, electrical trouble shooting tools, and miscellaneous tools and equipment. State of Wisconsin driver\'s license. Ability to serve in an on-call rotation after proper orientation if implemented. KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED: City of Racine Power Engineer or Facilities Engineer low pressure steam credential. Possession of Environmental Protection Agency 608 refrigerant license.
