    JOB SUMMARY

    Responsible for the supervision of the maintenance staff (maintenance workers and porters) ensuring the repairs and up-keep of NYC properties, buildings, and their internal systems, ensuring they are safe and functioning properly.

    Pay: $65,000 annual salary.

    FLSA: Exempt. Not eligible for overtime.

    Schedule: 8am-4pm Monday-Friday. This is an on-call position.

    JOB-RELATED DUTIES – ESSENTIAL FUNCTIONS

    These duties are essential and specific to the successful implementation of this position.
  • Responsible for ensuring that all maintenance policies and information are distributed and complied with.

  • Monitors all vacant units at the site to keep track of their status regarding being ready for new clients, ensuring that "turnover" time is minimal.

  • Monitors work tickets to ensure adequate resources are deployed and work is completed on time and in a professional manner.

  • Attends violation hearings as needed to ensure that fines are reduced or eliminated.

  • Works with staff to develop, implement and maintain preventative maintenance procedures.

  • Conduct 1 to 1 meetings with members of your team and update the performance goals, accomplishments, notes, and feedback in Paycom on a regular basis (weekly/bi-weekly).

  • Works with staff to ensure that all internal and contract repairs, maintenance, and capital projects are structured, coordinated, properly bid, and completed in accordance with company standards.

  • Works with staff to insure effective communication in the planning and resolution of maintenance issues.

  • Assist PM in the approval/disapproval of all contracts for local maintenance services, after the appropriate bidding procedures have been followed.

  • Determine workplace hazards and exposures that could harm employees and by extension the environment and report it immediately.

  • Ensure staff are practicing safe working techniques learned in trainings.

  • Maintains Compliance with CHI’s Health and Safety Program.

  • Promote Safety initiatives and inspect all equipment prior to use.

  • Emergency Preparedness- attend yearly training on active shooter drills, de-escalation training, and ensure that all emergency supplies on site are present and accounted for.

  • Must maintain a valid driver’s license.

  • Responsible for being available to respond to emergencies.

  • Adhere to company policies and procedures.

  • Walks site and buildings daily to ensure staff is keeping facilities to the standards of PD and Company

Qualifications

ENTRY LEVEL QUALIFICATIONS AND REQUIREMENTS

  • Education and Experience: High School diploma or GED is required, bachelors degree is preferred. At least three years of property management experience or work in a related field required.

  • Certificates or Licenses: Valid driver’s license, General Contractor’s license preferred.

  • Required to obtain a Certificate of Fitness for Coordinator of Fire Safety and Alarm Systems in Homeless shelters (F80) within the first 30 days of employment and maintain throughout employment.

  • Required to obtain an Occupational Safety and Health Administration (OSHA) 30-Hour Online Training for Construction and General Industry Course within the first 90 days of employment and maintain throughout employment.

  • Required to obtain a Food Handlers Certificate from a credentialed company through the Department of Health.

  • Communication: Good verbal communication skills. Proficiency in English required. Bi-lingual (Spanish) is a plus.

  • Computer Skills: Proficient with computers including using Microsoft Word, Outlook and Excel.

  • Math Skills: Ability to perform simple equations.

  • Physical Performance: Ability to lift, carry, and move heavy objects (up to 50lbs), tour property, walk distances, and climb stairs (2-4 flights).

  • Other Skills: Refined ability to delegate responsibilities and provide leadership and training to key personnel. Possession of key competencies, including conflict management, business negotiation, organization and decision making.
