BRIDGE Housing Corporation Director of Property Management San Marcos, California
Job purpose
This position reports to the Senior Vice President of Property Management and has responsibility for the ongoing operations of a regional portfolio of properties in CA. The Director is a highly responsible position involved in administration and management of BRIDGE’s affordable housing communities. The position is responsible for oversite and management of property management staff, building and fiscal operations. This may also include being responsible for the lease up of new communities or acquisition/rehabs, and well as oversight of other property supervisor or other key property management positions. This includes developing, recommending and implementing management policies and procedures to ensure that all communities are responsibly managed.
Duties and Responsibilities
Supervises and directs day to day management activities of a portfolio of around 50 sites, to ensure performed at a high standard and within budget by site staff, including leasing, rent collection, preventive maintenance, physical plant repairs and upgrades are addressed
Creates and ensure implementation of strategies to improve performance of portfolio
Creation of portfolio budgets, capital plans (in cooperation with Portfolio/Asset Management
Involved with recruitment and hiring of property management personnel. Conduct annual evaluations for direct reports
Creates new procedures and trainings that support the diverse work of the property management portfolio. This is in cooperation with SVP
Lead lease up of new communities and strategies for leasing and outreach
Manage acquisition/rehab or challenged sites, turning the site’s performance to positive
Supports communication with all stakeholders (residents, vendors, staff, Corporate, Agencies, Lenders, and Investors)
Works with asset and portfolio management
Works with other Directors of property management
Ensures all sites meet business driving metrics
Requirements
Minimum of five years of hands-on property management experience
BA degree in relevant area, or years of experience in lieu
Knowledge of affordable housing regulations in CA, including supportive housing, and in place rehab
Demonstrated ability to work with diverse population groups
Outstanding problem solving, interpersonal and communication skills
Great attention to detail
Ability to motivate and staff
Must be able to work independently within a corporate organizational structure
Minimum AA degree, BA preferred
Valid CA driver’s license
Preferred qualifications
Experience with physical plant (HVAC, mechanical, electrical and/or plumbing systems)
Bilingual
Working conditions
Works in office environments at corporate office and at properties
Works a standard workweek with occasional evenings
Travels up to 80% of the time
Physical requirements
Sitting, standing, walking, talking, hearing, and repetitive motions
Move, lift, carry, push, pull, and place objects weighing less than or equal to 25 pounds without assistance
Direct reports
May include Property Supervisors, Resident Managers, and other key property management staff
