Compensation: $195,000 annual salary (US Dollars)

The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program

Position Summary:

The Senior Project Manager (PM) is responsible for overseeing all aspects of a construction project from initial planning through completion. The role involves managing project schedules, budgets, resources, and teams to ensure successful and timely project delivery for a specific client. The Senior Project Manager serves as the main point of contact between ABM technical services, clients, contractors, architects, and other stakeholders.

Essential functions, duties & responsibilities:

  • Provides in depth oversight of all projects utilizing Construction managers, architects, planner/estimators, supervisors and subcontractors to handle day to day operations of projects

  • Manages financial performance of large programs

  • Minimizes risk for the organization through proactive and continued process improvement, tracking and archiving all project documentation, and training utilizing standard PM tools and techniques

  • Review and validate project plans, estimates, scope documents, contract language, and savings calculations

  • Evaluate and analyze key operational performance metrics based on company goals and expectations -- scope, budget, and customer satisfaction on projects

  • Manage design resources pre-construction

  • Establish and maintain strong client relationships with assigned account(s) to achieve high customer satisfaction

  • Validate contract requirements are being met, underperforming, or gold plating

  • Works with Construction Manager to deliver monthly reporting to Account Lead and client on health of all assigned projects

  • Shares project and reporting responsibilities with Construction Manager during construction

  • Mentor and coach project managers in the field on PMO best practices

  • Capable of ensuring cross-functional collaboration and best practice sharing across the org

Other responsibilities:

  • Identify areas of opportunity and lead the team to implement process changes in a positive and effective manner.

  • Promote a strong safety culture and safe work environment.

  • Effectively recruit, manage, and lead a team of professional employees and supervisors with focus on continuous improvement.

  • Motivate and develop the team while supporting organizational change.

  • Ensure work assignments and schedules meet department, facility, and contractual needs; plan, develop, and assign work schedules to ensure service delivery expectations are achieved.

  • Perform daily quality control inspections to ensure quality standards are met or exceeded.

  • Adapt departmental plans and priorities to adapt to operational challenges.

  • Perform time studies to optimize operational tasks, schedules, and staff allocation.

  • Look for opportunities to increase revenue by providing additional or periodic services to the client.

  • Drive performance management in performance reviews, setting clear job expectations, coaching and directing staff, and using disciplinary action when necessary.

Education:

  • Bachelor’s degree or equivalent experience.

  • Certified as a Certified Construct ion Manager (CCM), LEED Green Association, or Project Management Professional (PMP) a plus

  • Working knowledge of OSHA safety standards and regulations.

Experience:

  • 10+ years of experience in construction

  • 5+ years in a supervisory role overseeing a project delivery team

  • Project Management experience running successful large, multi-million dollar projects

  • Experience with LEED required; certification in LEED preferred

  • Track record of successful project oversight and implementation across geographies and industries

  • Exceptional verbal and written communication, team building, planning, consultative, and negotiation skills.

  • Excellent time management and organizational skills, detail orientation with solid analytical, troubleshooting, and decision-making skills

  • Strong interpersonal skills; ability to develop productive business relationships; and ability to influence and educate key internal clients.

  • Ability to adjust work schedule as needed to support the operation. 

  • Solid business acumen and basic accounting principles.

  • Ability to grow strong relationships across all levels of the organization.

  • Ability to work through ambiguity and maintain composure in a variety of situations.

  • Passion for excellence backed by a track record of accountability, collaboration, and integrity.

  • Ability to effectively lead a staff of direct reports.

  • Ability to work in a fast-paced work environment balancing multiple projects and embracing change.

  • Ability to resolve issues under tight timeframes and pressure.

  • Ability to prioritize assignments and projects and to multi-task within restricted time constraints.
