About the Role:

As a CBRE Sr. Facilities Manager, you will manage a team responsible for overseeing building operations and maintenance for a facility, campus, or portfolio of small to medium sized buildings.

This job is a part of the Facilities Management functional area which focuses on managing the shift engineers, daily operations, retail areas, parkade and common areas (e.g.: visual inspection of all mechanical and electrical systems, chemical water analysis, HVAC) ensuring the highest standard is met and completed within established benchmarks. This job also provides support to the Clients, Tenants, and Property Managers regarding all repairs and investment plans.

What You’ll Do:

  • Ensure environmental conditions are maintained at optimum comfort levels during lease hours and ensure prompt, efficient response to tenant requests.

  • Review and make necessary changes to the operating schedules of building HVAC, security, and lighting equipment to ensure tenant satisfaction is maintained at the highest levels for energy efficiency.

  • Schedule and supervise their direct engineering staff, assign work priorities, determine the extent of required repairs and necessary corrective measures, provide technical training, and ensure personnel maintain the appropriate records; provide necessary coaching, counseling, training, and performance reviews as required.

  • Implement and manage preventive maintenance program(s) to prolong the life of building equipment and systems to minimize repairs and down time. Ensure adequate records and schedules are maintained.

  • Conduct frequent tours of the building to inspect life safety, mechanical and electrical equipment, and monitor required preventive maintenance measures and/or repairs.

  • Maintain strict accountability of inventories and proper storage of supplies, stock, building fixtures, parts, and tools. Order required supplies or replacement items to maintain inventory/stock.

  • Maintain written records of equipment inventory, operating manuals, and a library consisting of pertinent data relating to operating equipment and updated building/tenant drawings and plans.

  • Ensure and maintain an effective water chemical treatment program as per client requirements.

  • Manage, review and report on the performance of outside service contractors.

  • Ensure all contractors abide by the building rules and regulations as per the Contractor Guidelines prepared by the client.

  • Manage engineers, and subcontractors to ensure timely completion of building upgrades and repairs, update clients’ property and engineering teams, with timely (minimum weekly) status reports on all major works.

  • Provide technical assistance and advice to the Property Manager to include expense and capital improvement input during annual budget formulation.

  • Promote safe work practices, product and equipment ownership and continuous improvement within the department.

  • Maintain liaison between departments, tenants and maintenance as required.

  • Maintain a good working relationship with management, staff and hourly employees.

  • Inspect equipment to ensure that it is operating within correct parameters.

  • Responsible for preventative maintenance, operation and servicing of mechanical facilities and the property in accordance with our preventative maintenance program.

  • Perform general repairs and maintenance of the building interior/exterior as required.

  • Ensure that mechanical rooms meet established cleanliness standards while complying with WorkSafeBC requirement and the BC Safety Authority.

  • Monitor and respond to tenant service requests through Angus Anywhere system and perform/coordinate necessary repairs and services as required.

  • Monitor tenant construction to ensure base building systems are not altered or damaged and that the building codes are followed by contractors working at the property.

  • Carry out repairs and maintenance of plumbing fixtures, including faucets, flush valves and related hardware.

  • Perform roof maintenance including inspection and cleaning of roof, drains and gutters.

  • Repair common area equipment (including door hardware, closers, locks, etc.).

  • Participate in testing of fire and life safety systems, per governing regulations and codes (including emergency generator testing, fire alarm testing, etc.).

  • Ensure all regulatory codes and permits from the City of Vancouver and the BC Safety Authority are adhered to and are up to date.

  • Participate in environmental, health and safety programs.

  • Assist in the purchase of materials and supplies within spending limits in adherence with purchasing procedures & policies.

  • Assist in the proactive planning of future Capital and Special projects.

  • Assist in the annual budgeting process for the building and ensure to stay in compliance with budgeted costs throughout the year.

  • Ensure all required documentation related to preventative, scheduled and ad hoc maintenance is completed and maintained as per established practices.

  • This position requires you to work a regular shift rotation which will include evenings and may include weekends and holidays.

  • The role requires overtime and on-call work and will require participation in the after-hours emergency response on call program.

  • Perform all job functions in a safe and healthful manner in accordance with company’s Health, Safety and Environmental policies and government legislation/regulations.

  • Perform other duties as assigned.

What You’ll Need:

  • 4th Class Power Engineer

  • Trade’s background is considered an asset

  • Minimum 5-7 years’ experience as a Chief Building Engineer (supervising staff) in a mix-use high-rise office/retail building

  • Must have a solid understanding of the maintenance and operational routines of large mechanical equipment.

  • Proven computer skills (i.e., Microsoft Office – Excel, Word, Outlook)

  • Must have extensive experience with Direct Digital Control (DDC) systems, ESC and Delta product

  • First-hand knowledge of plumbing, electrical & HVAC systems is required

  • Must be able to work with power tools and possess a hands-on mechanical skillset

  • Ability to communicate effectively in English (oral and written)

CBRE carefully considers multiple factors todeterminecompensation, including a candidate’s education, training, and experience. The salary range being offered for the Sr.FacilitiesManagerposition is between$105,000 annually and $118,000 annually.The compensation provided to a successful candidate will depend on their skills, qualifications, and experience.This role will provide the following benefits: Group Retirement Program, Medical, Dental and Vision coverage, Life Insurance and more.
