Infinity Group Painesville, Inc. Maintenance Technician in Willoughby, Ohio
*Job Description: *Our client, a managerial service for various residential and commercial properties in Northeast Ohio, is in need of a skilled maintenance technician to service the needs of tenants in both residential apartments and business offices.
Essential Duties:
- Multi-unit residential/commercial experience in maintenance and repair of buildings.
- Ability to read and understand work orders and instruction manuals.
- Ability to maintain written record of completed assignments.
- Assists in or performs a variety of manual labor activities related to carpentry, painting, plumbing, electrical, HVAC and property maintenance of company owned facilities.
- Maintain, repair or adjust all architectural systems including doors, windows, walls, ceilings, balconies, roofs (emergency situations only), gutters, cabinets and countertops.
Job Responsibilities:
- Perform maintenance, repair, adjustment, or replacement of all mechanical systems related to the properties including appliances, hot water heaters, carpentry, smoke detectors, disposals, HVAC units, hardware, plumbing fixtures and lines, electrical systems, switches, circuit breakers, outlets and light fixtures, pool, air conditioning equipment and lines.
- Complete routine unit turns in preparation for occupancy (check, adjust, repair all mechanical and architectural systems).
- Perform routing preventive maintenance tasks such as HVAC filter changes in a timely manner.
- Perform routine property maintenance including trash pickup and snow/ice removal. Regularly maintains building interior and exterior of one or more facilities.
- Present a professional, positive and helpful attitude at all times when interacting with tenants and co-workers. Observe additional maintenance needs requiring attention and report those to the appropriate supervisor.
- Responds to emergency situations as necessary.
- Perform other duties related to the work described herein.
- Ability to handle after-hours on-call rotation.
Job requirements:
- High School Diploma or GED
- Experience with all relevant hand and power tools as well as miscellaneous equipment
- Ability to follow all written and verbal instructions
- Lifting up to 60lbs without restriction
- Ability to climb ladders up to 24ft high
- Ability to stand, bend, and twist frequently throughout an 8-hour shift
- Previous 2 years of maintenance experience within the property management industry
